Who Needs an Owner’s Rep or OWner’s Advocate?
If you’ve hired a general contractor (GC) to build your custom home and you aren’t in the construction industry, it is VERY WISE to hire an owner’s rep.
ESPECIALLY if you are remote.
DOUBLE ESPECIALLY if you have signed a cost plus X% contract. 12-18% is typical in PC.
TRIPLE ESPECIALLY if you plan to finance the build with cash and not a bank loan.
QUADRUPLE ESPECIALLY if your GC doesn’t use formal construction management software.
What are your Qualifications?
I earned my Bachelor of Science in Engineering Management and my Masters in Business Administration both from Gonzaga University. As a General Contractor, I built six (6) ground-up apartment buildings in the Seattle Area. My last stop there was as Project Manager for a $45mil apartment building/grocery store. Amongst many other things, I was exclusively in charge of creating the monthly Draw Invoice Packets for this very complicated building.
Will Hiring you be detrimental to my relationship with my GC?
I focus on clear, indisputable errors — things like duplicate charges or obscured overbilling. Unless an issue is extreme, I avoid gray-area debates that could cause unnecessary tension. Good, honest GCs appreciate working with me because I help projects move faster, keep subs accountable, and often send them more business through referrals.
My build is almost done. Is it too late to hire an owner’s rep?
It is never too late in a build to hire an owner’s rep. In fact, I prefer working with owners at the end of a project — when financial errors are most detectable.
Do I have to be building in Park City to hire you as my owner’s Rep?
Though it’s tougher for me to be “boots on the ground” outside of Park City, I am an expert in reading and interpreting Building Plans and Draw Invoice Packets. I may only show up on the jobsite every once in a while, but I would still have good knowledge of what’s going on onsite through plan review and invoice review.
What do you Charge for your services?
If I am reviewing your Draw Invoice packets, I am NO-FIND, NO-FEE. I don’t charge you a dime unless your builder gave you credits from the errors I found. If you want other types of owner’s rep work (punch-list, supervision), I would work an hourly rate dependent on the job type and location.
