OWner’s Rep in Park City, Utah

Signed a Cost Plus 12%+ contract to Build your dream home in Park City?

Is your project over budget and behind scheduLE?

I specialize in end-of-project Draw Invoice Packet reviews to uncover indisputable invoicing errors — often worth six figures — preferably before your final payments are made.

My Focus:

  • Accounting analysis of all Draw Packets — current and past

  • Identification of duplicate charges, overbilling, and miscredited deposits

  • Preserving your GC relationship while securing your credits

Example results:

  • Found $423K in duplicate charges in a Promontory client’s Draw packets

  • Over our first 4 local clients: $1M+ in errors uncovered

It’s not too late to recover overcharges — you pay nothing unless I find you savings. NO FIND-NO FEE. References available from Promontory, Victory Ranch, Glenwild, Tuhaye, Colony, and similar neighborhoods.

Draw Packet Analysis

Most of the errors I find start with busy subcontractors — they submit incorrect invoices to the General Contractor, who then unknowingly passes those charges on to the owner for payment.

Right now in Park City, many subs are swamped, lack formal accounting experience, and sometimes face language barriers.

Meanwhile, many GCs are stretched thin, operating without proper construction management software, and working under Cost + X% contracts that give them little incentive to double-check every charge. A proper audit can take three or four full days — time most GCs simply don’t have, especially if they don’t know the audit is warranted.

In many cases, the mistake didn’t happen overnight; it slowly turned into an error over the course of a year or more. Often, it takes someone completely outside the project to spot an error — a fresh set of eyes.

A detailed invoice listing various costs related to construction or renovation work. Items include stairs deposit, bonding, concrete driveway labor, patching drywall, countertops, and job site cleanup, among others. There are notes indicating duplicated invoices, invoices for the wrong job, and incomplete or pending items like snow removal and final inspection. Handwritten annotations in red highlight discrepancies, with some entries marked as sketchy or incomplete.

Punch List Creation

I can inspect every inch of your “finished” house and find the small details the GC missed. Then I create highly detailed lists and visual locational PDFs you can hand to them and say “GET ‘ER DONE!”

AN ADvocate in your corner

Whether you’re a doctor, attorney, or in another field entirely, construction is its own world. The jargon can be confusing, and it’s natural to trust your contractor’s explanations. I’m here to make sure you understand every detail and feel confident in every decision.

A Home Owner in Promontory, Park City

“Our custom home build-project was entering the final phase when we realized the scope of reviewing the cumulative invoicing packets and formulating our punchlist was going to exceed our bandwidth and expertise.

Without an experienced advocate, we would have definitely overpaid and been stuck with unresolved construction issues.

It’s been a HUGE improvement in our peace of mind and has led to a renewed sense of control over our project. My husband and I agreed would just never do any size project without an advocate, ever again, after our experience with Eric.”

“I highly recommend Eric and his services if you have any question about your construction budget or project. A significant benefit from Eric’s work was a thorough review of our budget. His review was of all GC draw requests (which in our case was 27 draws over 3 years). This included a complete review and inspection of all back up invoices from subs and suppliers. Although we (and our bank) reviewed each draw on a timely basis during construction, there turned out to be several errors that Eric found.

He was invaluable in addressing a lengthy and detailed punch list. We had a good builder but there is always follow up and completion on items that must be addressed and covered during the typical 1-year warranty period after Certificate of Occupancy.

Eric’s commercial and project management skills are excellent. His skill set translated perfectly into a complete review of our custom build here in Park City. He’s a great owner’s rep!”
